Welcome to Shared Living Rentals (“we,” “us,” or “our”). These Terms & Conditions govern your use of this website and its inquiry, waitlist, scheduling, application, communication, and resident features.

By using this website or submitting information through it, you acknowledge these Terms & Conditions. Additional terms may apply to screening services, payments, rental agreements, resident portals, and third-party services.

1. Website Use

You may use this website only for lawful purposes.

You agree not to:

Provide information you know is false or misleading.

Attempt to access another person’s information or account.

Interfere with the website’s operation or security.

Introduce malicious code or use the website for fraudulent or unlawful activity.

Copy, misuse, or commercially exploit website content without authorization.

We may restrict website or portal access when reasonably necessary to address security concerns, unauthorized use, fraud, or misuse.

2. Housing Information and Availability

Website descriptions, photographs, room details, availability, rent, fees, and other information are provided for general informational purposes.

We make reasonable efforts to keep this information accurate, but:

Room availability may change.

A room may become unavailable before the process is completed.

Pricing, fees, features, and property details may be updated.

Photographs may not show every room condition, furnishing, or feature.

Website information does not create a reservation, lease, or guarantee of housing.

The terms contained in a signed rental agreement control if they conflict with general website information.

3. Housing Inquiry and Review Process

Submitting a Room Fit Check, room inquiry, waitlist request, or other website form does not constitute a housing application and does not guarantee approval, a tour, a room reservation, or housing.

The current process may include:

Completing the Room Fit Check.

Submitting a room inquiry.

Participating in a brief telephone or video conversation.

Completing the authorized background-screening process.

Receiving an invitation to tour, if applicable.

Completing a housing application after the tour.

The sequence may change when reasonably necessary or when required as a reasonable accommodation.

A tour is by invitation only and may require completion of the applicable screening steps. Completing screening does not guarantee that a tour will be offered.

4. Applications, Screening, and Housing Decisions

When you reach the appropriate stage, you may be asked to:

Complete a housing application.

Verify your identity.

Authorize a tenant-screening or consumer report.

Provide accurate information necessary to evaluate the application.

Pay a disclosed third-party screening charge or other disclosed fee.

Housing decisions are based on the published rental and qualification criteria, room availability, occupancy limits, screening requirements, and other lawful considerations.

If a consumer report contributes to an unfavorable housing decision, we will provide the notice required by applicable law. The screening provider supplies information but does not make the final housing decision.

Submitting false, materially incomplete, altered, or unverifiable information may delay the process or result in denial, withdrawal of a conditional approval, or other action permitted by law.

5. No Guarantee of Approval or Housing

None of the following guarantees housing:

Passing the Room Fit Check.

Submitting an inquiry or application.

Joining a waitlist.

Participating in a telephone or video conversation.

Completing a background check.

Paying a screening charge.

Receiving or attending a tour.

Discussing a possible move-in date.

Receiving preliminary or conditional information.

Housing is not secured until all required steps are completed, management gives final approval, required payments are made, and the rental agreement and associated documents are signed.

6. Fees and Payments

Any required rent, screening charge, housing or placement fee, cleaning fee, move-in amount, or other payment will be disclosed before payment is required.

The amount, purpose, due date, and refundability of each charge should be stated on the applicable application, payment page, fee disclosure, or rental document.

Unless expressly stated in writing:

A payment does not reserve a room.

A screening payment does not guarantee approval.

A partial payment does not create a tenancy.

Website information does not modify the payment obligations in a signed rental agreement.

Property fees may be changed prospectively with appropriate disclosure and any notice required by law. Charges applicable to an existing resident are governed by the signed rental documents and applicable law.

7. Waitlist

Joining a waitlist does not guarantee:

A particular room.

A specific position or priority.

A particular move-in date.

That an applicant will meet the rental criteria.

That housing will be offered.

We may contact waitlist members when availability changes. Each person must still complete the current inquiry, screening, application, and approval requirements.

8. Shared-Living Environment

The property operates as shared housing. Residents may share areas such as kitchens, bathrooms, living areas, dining areas, laundry facilities, entrances, or outdoor spaces.

Residents must comply with the signed rental agreement, handbook, and applicable property rules concerning matters such as:

Occupancy.

Guests and visitors.

Cleanliness and shared-space use.

Quiet hours and noise.

Smoking and vaping.

Drugs, alcohol, and impairment.

Safety and prohibited conduct.

Maintenance and damage reporting.

Parking and property access.

Website summaries are not a substitute for reviewing the complete rental agreement and resident policies before signing.

9. Nondiscrimination and Reasonable Accommodations

We provide housing in accordance with applicable fair-housing and civil-rights laws.

Housing decisions will not be based on a characteristic protected by applicable federal, state, or local law.

An applicant or resident may request a reasonable accommodation or modification because of a disability. Requests will be evaluated individually in accordance with applicable law.

A request for an accommodation will not automatically result in approval of the underlying housing application. However, the request itself will not be used as a reason to discriminate or retaliate.

10. Calls, Text Messages, and Email

When you provide contact information, we may use it to respond to your request and communicate about:

Housing inquiries and applications.

Requested telephone or video conversations.

Screening or tour instructions.

Waitlist updates you requested.

Rental documents and payments.

Maintenance, safety, and resident matters.

Other services or information you requested.

Consent to receive marketing communications is not a condition of applying for or renting housing.

Where separate consent is required for automated calls, texts, or marketing communications, that consent will be requested through the applicable form.

Message frequency may vary. Message and data rates may apply. You may opt out of marketing texts by replying STOP and request assistance by replying HELP. You may unsubscribe from marketing emails through the unsubscribe link provided.

Opting out of marketing does not prevent communications reasonably necessary to administer an active housing inquiry, application, tenancy, payment, maintenance matter, emergency, or legal notice when otherwise permitted by law.

11. Resident Portal

If you receive resident-portal access, you agree to:

Keep your username, password, and access codes confidential.

Notify management promptly of suspected unauthorized access.

Provide accurate information in maintenance requests and other submissions.

Use the portal only for your own authorized housing matters.

Avoid uploading unlawful, abusive, malicious, or unrelated content.

We may suspend portal access when reasonably necessary to protect the resident, property, system, or other users. Suspending online access does not eliminate rights or obligations under the rental agreement or applicable law.

12. Maintenance and Emergencies

Online maintenance requests are used to document and coordinate service. Submitting a request does not guarantee an immediate response or a specific completion time.

Response times may depend on:

The urgency of the condition.

Access to the affected area.

Contractor and material availability.

Weather or utility conditions.

Whether additional evaluation is required.

The website and resident portal are not substitutes for emergency services.

For an immediate threat to life, health, fire safety, or personal safety, call 911 first. Residents should then follow the emergency-reporting instructions provided by management.

13. Privacy

Information submitted through this website is handled as described in our Privacy Policy.

Please do not enter Social Security numbers, banking information, medical records, or other sensitive information into a general inquiry, contact, or maintenance form unless the form specifically requests that information through an approved process.

14. Third-Party Services

We may use third parties for screening, identity verification, payments, website hosting, forms, scheduling, mapping, communications, electronic signatures, analytics, and resident-portal functions.

Those providers may have separate terms and privacy policies. We are not responsible for a third party’s independent practices, content, availability, or security.

Your use of a third-party service may require you to accept that provider’s terms directly.

15. Electronic Records and Signatures

When an electronic-signature option is provided, electronic signatures, acknowledgments, and records may be used to the extent permitted by law.

You are responsible for reviewing documents before signing and maintaining copies for your records.

If you cannot access or sign a document electronically, contact us to ask about an available alternative.

16. Intellectual Property

Unless otherwise stated, the website’s original text, design, graphics, branding, and other content belong to Shared Living Rentals or are used with permission.

You may view or print website information for your personal housing-related use. You may not reproduce, sell, publish, or commercially exploit the content without authorization.

17. Website Disclaimer

We do not guarantee that the website, forms, portal, or third-party tools will always be available, uninterrupted, secure, or error-free.

We may correct errors, update information, change website features, or temporarily suspend access when reasonably necessary.

Nothing on this website constitutes legal, financial, medical, or housing-counseling advice.

18. Limitation of Liability

To the extent permitted by applicable law, Shared Living Rentals is not responsible for indirect, incidental, special, or consequential losses resulting solely from use of, or inability to use, this website or an independent third-party service.

Nothing in these Terms:

Waives rights or remedies that cannot lawfully be waived.

Limits liability where such a limitation is prohibited by law.

Eliminates duties imposed by a signed rental agreement.

Eliminates responsibilities imposed by applicable housing, consumer-protection, negligence, or other laws.

19. Rental Agreements, Violations, and Termination

These website Terms do not create or terminate a tenancy.

If housing is offered, the relationship will be governed by the signed rental agreement, incorporated addenda, resident policies, and applicable law.

A violation of a rental agreement or resident policy may lead to corrective action, notice, or legal proceedings as permitted by the agreement and applicable law. Nothing on this website authorizes management to lock out a resident, remove belongings, shut off utilities, or physically remove a resident without the legal process required by law.

Michigan generally requires notice to terminate a month-to-month tenancy, and different statutory procedures may apply depending on the legal ground. 20. Governing Law

These Terms are governed by the laws of the State of Michigan, without regard to conflict-of-law principles.

Any legal proceeding concerning the property or a tenancy remains subject to the jurisdiction, venue, and procedural requirements established by applicable law.

21. Changes to These Terms

We may update these Terms when website features, housing procedures, services, or legal requirements change.

The revised Terms will be posted with an updated Effective Date. Changes to these website Terms do not automatically amend an existing signed rental agreement.

Screening and tour notice: For the safety and privacy of current residents, all prospective residents must complete the required application and criminal background screening before receiving an in-person tour invitation. No credit check is performed.

Shared-living notice: This is an individual bedroom in a shared home. Residents share designated common areas, including the living room, dining area, kitchen, and bathrooms. Utilities and Wi-Fi are included.
