Submitting an inquiry, joining a waitlist, or scheduling a tour does not guarantee housing, approval, or availability. Availability, pricing, and terms may change at any time.

We may decline or discontinue communication if information provided is inaccurate, incomplete, or if the inquiry is not a fit for the property’s housing standards and shared-living expectations.

3) Shared-Living Standards and House Rules

Our homes operate under shared-living standards intended to help maintain a safe and respectful environment. Rules and expectations (including but not limited to single-occupancy bedrooms, guest rules, cleanliness expectations, quiet hours, and pet restrictions) may be provided before move-in and/or within the resident portal.

4) Fees and Screening

Any screening steps, fees, or move-in fees will be disclosed during the process before you are required to pay anything.

👉Background check fee: $15 (collected with the application)

👉Housing fee: $250 non-refundable (due after approval / as part of move-in process)

👉No credit check (for this property)

All fees are subject to change with notice, and may vary by property/owner if applied to other locations.

5) Month-to-Month Tenancy

If approved, tenancy may be offered on a month-to-month basis, subject to a written rental agreement and applicable laws. Terms are not final until all required documents are executed.

6) Communications (Call/Text/Email) and Consent

By providing your contact information, you consent to receive communications from us by phone, email, and text message regarding your inquiry, tours, application steps, resident communication, and maintenance requests.

Message and data rates may apply. You can opt out of marketing texts at any time by replying STOP. You may still receive essential messages related to your tenancy or active process where permitted by law.

7) Resident Portal Use (If/When Available)

If you receive resident portal access, you agree to:

👉Keep login credentials confidential

👉Use the portal only for authorized purposes

👉Provide accurate information in requests (including maintenance)

We may suspend access if we believe there is unauthorized use or misuse.

8) Maintenance Requests

Maintenance requests submitted through the website or portal are tracked for service purposes. Submitting a request does not guarantee immediate service times. For emergencies, residents should follow emergency instructions provided in the portal or lease.

9) Third-Party Services

We may use third-party service providers to operate the website, communications, scheduling, forms, and resident portal. We are not responsible for the content or policies of third-party sites you may access through links.

10) Disclaimers

This website provides general information only. We do not guarantee that the site will always be available or error-free. Information may be updated without notice.

11) Limitation of Liability
